Next, the mortgage company provides the money required to fund the exchange. And the title company makes sure that all areas of the exchange are completed and that a clear title transfers from the seller to the purchaser. Inspecting the subject propertyOur first task at Janelle Justen is to inspect the property to ascertain its true status. We must physically see features, such as the number of bedrooms and bathrooms, the location, living areas, etc, to ensure they really are present and are in the shape a reasonable buyer would expect them to be. To ensure the stated square footage has not been misrepresented and describe the layout of the property, the inspection often entails creating a sketch of the floorplan. By assigning a dollar value to certain items such as square footage, additional bathrooms, hardwood floors, fireplaces or view lots (just to name a few), we add or subtract from each comparable's sales price so that they are more accurately in line with the features of subject property.

Valuation Using the Income ApproachA third way of valuing real estate is sometimes applied when an area has a measurable number of rental properties. Arriving at a Value ConclusionExamining the data from all approaches, the appraiser is then ready to state an estimated market value for the subject property. Note: While this amount is probably the most accurate indication of what a house is worth, it probably will not be the final sales price.
